Wide hallways, 8’6”w by 9’6”h, are part of the housing design. Common-area hallways are wide enough to make each apartment feel separate and unique. They also allow for a more leisurely entry and exit, inviting social interaction with neighbors rather than inhibiting it by squeezing everyone down a narrow hallway.
The studios are laid out to give both a sense of ownership as well as freedom. With big windows, lots of light, and a high ceiling, the units are cozy without creating a sense of confinement. The interior studio space is open and customizable so that each unit is a reflection of each tenant's desires.
In addition to a common lobby on the first floor and a community room in the basement, there are two gathering spaces on both the second and third floors. At one end there is a large bay window seat that can accommodate 2 or 3 people— and at the other end, an alcove that will seat the entire floor. As a home, the stairways are open to the floors which further encourages community building
We became Portland’s most energy efficient building because we were able to cut watts wherever they were. Appliances, lights, and heating have all been upgraded to energy efficient, low watt technologies. A building’s energy efficiency is expressed through Energy Use Intensity or EUI. Learn what EUI is and how we did it through advanced framing and passive solar technology.

What is passive solar technology?
No, it is not using solar panels. Most simply passive solar technology is using the structures and environment around you to decrease heat loss. At Green Seed, we take passive solar technology very seriously. From the roof to each wall, and each window we make sure that passive solar technology is used because not only does it increase the comfort of our occupants but there is no additional power that is used to implement it.
Green Seed Apartments uses passive and active solar technology to further the energy efficiency of the buildings. Our triple-paned windows are a feature of passive solar technology because they prohibit temperature escape from the unit and ensure the unit required less artificial heating. Active solar technology fills the gaps that passive solar technology can’t. It powers the building electricity, heats the units, while being carbon free and renewable.
Internet access is integral to life now. Many of us need the internet to work, to watch TV, and to go to school. This is why Green Seed Apartments offers our residents access to free wifi internet. This isn’t your typical WiFi that slows down as more people are using it and it isn’t spotty. No, we offer our residents commercial grade internet so that you can stream, work, and study without any lag and without any issues. The internet we provide is strong enough to power office buildings, which is important because we ensure you have the best connection possible in our community workspace.
On-site storage of rain collected from our roof allows Green Seed Apartments to preserve and save water for other uses like irrigation for our community gardens.
The Earth is an extremely effective source of heat and cooling. Geothermal heat pumps use the earth as a heat source pumping that heat up to the apartment or cool it by using the earth as a heat sink. The U.S. Environmental Protection Agency (EPA) has called ground source heat pumps the most energy-efficient, environmentally clean, and cost-effective space conditioning systems available.
Green Seed Apartment’s is centrally located to many modes of transportation and we encourage our residents to go green by going car-free. However, we also understand that our residents occasionally have situations where they need a car or some form of electronic transportation, so we offer electrical battery charging stations on site for our residents to rent.
Green Seed Apartment’s has energy monitors reading the outputs of a variety of services within the building. Although utilities are included, we want to encourage our residents to use less energy through green behavior. Therefore, we provide our residents with data of how much power, water, and heat they are using so they can understand how to conserve further.
Our Green Seed App includes:
Green Seed Apartments offers front door access to the MAX Blue line. Allowing our residents to ditch the car commute and use greener transportation. Our residents are also given Tri-Met passes when they live here so they can start using their access to this opportunity immediately.
